What Do I Need?

Wondering what you will need when you go to purchase a home or refinance?

A great question, with an answer that truly depends on the complexity of your situation. The basics are: Cash, Credit and Income

Cash:  If purchasing a home, how much money do you currently have set aside to cover your down payment, closing cost, and reserves?  If refinancing your current home, how much equity do you have?  We always like to see what you have in your bank, investment and retirement accounts.  We will need the most recent 2 months or 1 quarter’s bank statements (all pages). 

Credit:  We will also need to obtain a credit report.  It is painless, we promise! You will simply provide us your name, address, social security number and date of birth and sign a form authorizing NKS Financial to pull your credit.

Income:  We will need your employment history for the previous two years.  If you receive a W2 with a salary it is very simple, just bring in you last 2 years W-2’s and 1 month’s worth of current paystubs.  However, it can get a little bit trickier if you are self-employed (even if a second job), have commission income, rental property or other businesses. In those cases, we require your previous 2 years of federal tax returns and business returns (if applicable).
